About this deal

A gas isolation valve needs to comply with the following conditions regarding its positioning and ease of access: In many instances burners are located on top of an appliance. This may be for a number of reasons, such as the location of oven re-circulation fan and combustion chamber for compactness or floor space limitations. Spray and bake booths are a common example. a b c d HSE (2006). "The safe isolation of plant and equipment" (PDF). Health and Safety Executive . Retrieved 2 December 2019.

This British Standard specifies the installation and maintenance of open-flued, non-domestic gas-fired laundry appliances. It is applicable to both fixed and tilting tumble dryers. References to legislation and current standards have been updated throughout, where required. An alternative means of safe access acceptable to ESV may be provided by the property owner or his representative by agreement. In the event of an emergency, the AIV installed as near as practicable to the point of entry to the laundry area shall be operated by a safety control or emergency stop button(s) located near to the exit(s) of the laundry area.As previously stated, this Industry Standard Update is only a brief overview of the information contained in the amended standard. Registered businesses should be aware that they have a responsibility to ensure that they are fully apprised of all of the requirements of the whole published standard and its practical application. All commercial / industrial installations require a means of isolation provided on the inlet connection of an appliance. Gas appliance isolation valves in elevated locations Isolation valves can be in the normally open position (NO) or normally closed (NC). Normally open valves are located between pressure vessels, pumps, compressors, tanks, pressure sensors, liquid level measurement instrumentation and other components and allow fluids to flow between components, or to be connected to sensors. [3] The controlled closure of open valves enables the isolation of plant components for testing or maintenance of equipment, or allows flow of fluid to specific flow paths. [4] Normally closed valves are used to connect fluids and process components to other systems only when required. Vent and drain valves are examples of normally closed valves which are only opened when required to depressurise (vent) or drain fluids from a system.

Laundry establishments are regarded as a workplace. Not all domestic-type detectors and alarms conforming to BS EN 50291-1 are suitable for these applications unless the manufacturer specifically warrants this and confirms that it sounds at the workplace occupational exposure limits. Joyce, Michael A. (2012). Residential Construction Academy - Plumbing, Second Edition. Delmar, Cengage Learning. p.116. ISBN 978-1-111-30777-6.The make-up air inlet vent shall be at least 2,000mm away from any exhaust termination to prevent damp, warm air being re-introduced into the system. Locations greater than 2m above ground level will require observance of the Occupational Health & Safety Regulations 2017.

This Industry Standard Update provides an overview of the recently published revised Industry Standard BS 8446: 2020 Installation and maintenance of open-flued, non-domestic gas-fired laundry appliances – Specification, and highlights areas of significant change that the amendments have introduced. Permanent fixed means of access should be installed where the regulator is located on a roof or at a height beyond the extent of normal steps or ladder. Fixed access is to comply with AS 1657-2013 Fixed platforms, walkways, stairways and ladders – Design construction and installation.

Clause 8.4.1 provides guidance that, where either a manual gas isolation valve is fitted or where an AIV system can be reset, a suitably worded warning notice shall be affixed. Isolation valves must effectively stop the passage of fluids. [4] Gate valves, ball valves and plug valves are generally considered to provide tight and effective shut-off. Globe valves and Butterfly valves may not be tight shut-off due to wear on the plug or the seat, or due to their design, and may not be appropriate to provide effective isolation. [3] The appliance may have multiple burners and it may not be practical to isolate each burner in an emergency or for servicing. An isolation valve is a valve in a fluid handling system that stops the flow of process media to a given location, usually for maintenance or safety purposes. [1] They can also be used to provide flow logic (selecting one flow path versus another), and to connect external equipment to a system. [2] A valve is classified as an isolation valve because of its intended function in a system, not because of the type of the valve itself. Therefore, many different types of valves can be classified as isolation valves.

Where gas appliances are in use there a should be a local or appliance gas shut off or isolating valve. This is typically a lever ball valve with a handle (often yellow). When the handle is in-line with the pipe, the valve is open and gas will flow to your appliance. To shut off the gas to the appliance, turn the handle 90 degrees so it’s perpendicular to the pipe. Locating all of your appliance shut off valves is important in case you need to use them in a hurry. If you don’t find a valve, you may not have any installed. A good gas safe plumber will help confirm that and will install suitable valves to give you that all-important control over your gas flow. Getting help with your gas and heating Many homeowners are unaware of the significance of a gas isolation valve and the proper places for their installation. It is crucial to keep yourself informed, periodically consider safety, and monitor the regulator on your gas appliances. Clause 7.1.3 provides guidance that where a laundry appliance is to be installed in the same location as a dry cleaner, it shall be separated by a minimum distance of 5m or installed in a separate room. Make-up air shall not come from the area of the dry cleaner. Make-up air shall be provided separately for both the dry cleaner and laundry appliance. The purpose of this Information Sheet is to provide, for industrial and commercial installations, a consistent approach to: BS 8446: 2020 Installation and maintenance of open-flued, non-domestic gas-fired laundry appliances – SpecificationA suitable test and purge point(s) shall be provided to allow testing and purging to be carried out.
